Home values have declined across the country, giving homebuyers
the best buys they've had since 2004.

 
NEW YORK (CNNMoney.com) -- It may be the best time to buy
a house in more than four years
.

Home prices have dropped so quickly and so far that valuations - the difference between
what a home should cost and its actual price - are the lowest they've
 been since 2004, according to a report.

The Cleveland-based bank National City Corp. (NCC, Fortune 500),
together with financial analysis firm Global Insight, revealed Tuesday that
more than 88% of the 330 housing markets surveyed showed price declines
 and improved affordability during the last three months of 2007.

"Housing valuations are almost back to long-term norms," said National City's
chief economist, Richard DeKaser. He called current affordability
"the best in the past four years."

Supply is still outpacing demand as median price in area
reaches 4-year low.
Home prices last month in Southwest Florida fell back to early 2004 levels,
as sellers continued to cut their asking prices deeply t o try to entice
buyers to the table.
It's all about price, says a local real estate broker, there are some huge
values last month in the market place, citing a local builder who sold a
recently finished, fully landscaped home for $70 per sq. ft., meaning at
a loss just to move the house.
Local appraiser Gregg Haarer notes, we are doing a lot of foreclosures
and they're selling cheap, people are selling at losses, which is bringing down
the median price. For several years you coul;dn't find a house under
$180,000, now there are a ton of them out there especially in Sarasota county.
the median price dropped 18% to $239,300, the lowest since April 2004.

Prices inflated radically during the the real estate boom 0f 2004/2005, there must now be a
meaningful correction before healthy appreciation can resume. That's the sobering news facing every
Florida market targeted by too many overconfident investors who bought at "high noon" during the boom.
There's good news too. Sarasota-Bradenton is the toast of Florida, having been the first market in the
state to take the painful but appropriate iniviative of convincing sellers to lower prices- mainly by tempering unrealistic profit expectations born of the boom.
In doing so, we have already accomplished what many Florida markets are just now realizing must be
emulated. As a result, for the first quarter of 2008, Sarasota-Bradenton has enjoyed a sustained upturn
in units sales of both single-family and condos, a trend that appears to be gaining traction as today's
 best opportunities become irresitible to previously uncommitted buyers.
With tourism in Southwest Florida still humming along at record levels and local home prices back into
realistic focus, buyers have rediscovered their confidence, are finding true value in the homes they want,
and are ultimately succumbing to a lifestyle second to no other in Florida. Finally they're starting to
realize that the clock has ticked past midnight for the best buyer's market in years.
